Property Licenses

Register State of Florida Tax

Every vacation home in the state of Florida is required by law to have the relevant operating licenses.

We will apply and obtain on your behalf, your hotel and Local business tax receipts and display these in your property. These licenses are renewed on an annual basis.

Sterling will assist in the secure registration with the State of Florida Tax Authorities as required for all rental vacation homes. 

Licenses are again required for both Sales Taxes and Tourist Development Taxes. 

Property Inspections

Advertising & Marketing

Your vacation home is inspected on a weekly basis and after each guest departure. Each inspection is completed to ensure everything is in working order. Anything that needs reporting will be photographed and sent directly to you for repair approval.

Online Reservation System

Owners can view their bookings at any time on their own online reservation system. Every owner is provided with a centralized online reservation and housekeeping system. Our online booking and availability system allows both management and owners to update property availability across all websites in real time. The system also dispatches cleaning and home inspections accordingly.

Private Owners Portal

All our owners have access to their own private portal through our software management. This gives you access to your online monthly income statements, which are all historically stored. 

From here you can also access your booking schedule, where you can add, amend and change booking information, block out dates and request work orders. Information about any outstanding work orders can be viewed and updated in real time. 

Monthly Income Statements

Each month you will receive your online income statement via email. You can also access all your finalized end of month statements at any time via your online portal. 

Owners are able to view their statements monthly or annually and have the option to categorize expenses. 

These reports can then be downloaded to PDF, Excel or email for your own personal record

Property Cleans

After every guest departure an end of stay clean is automatically scheduled with our housekeeping team.

Oversee Maintenance

Any issues that are reported are documented and sent to the owners for review and their approval for repair.

Our maintenance team are always on hand should any unexpected problem arise.

We are always on hand to assist guests throughout their stay. Guests are provided with an emergency contact number and should any problems arise we are available 24/7.
